Fairfield Halls

Fairfield Halls is a listed council-owned building which underwent a multi-million-pound redevelopment, modernising the outdated venue and creating an iconic centre for South London’s largest arts centre. KRL were contracted to carry out extensive waterproofing to existing and new roof areas and podiums as part of this redevelopment, resulting in upgraded waterproofed and thermally upgraded roofs and balconies. Following the award of the contract for waterproofing works at Fairfield Halls, KRL undertook various methods of waterproofing including bitumen felt roofing, liquid waterproofing, carpentry work, metal roofing and perimeter capping to various areas from basement to roof.

Due to the varied nature of the scope of works, Kingsley prepared a programme of works to ensure all varying aspects were delivered in line with the agreed outcomes as per the contract. This was also achieved through our weekly contract meetings and continued communication with various members of the site construction team. This enabled us to stay on target throughout the duration of the project. We were in communication with Vinci throughout the duration of the project. Site Visits were made by the Contract Manager once a week, and meetings were arranged regularly with those who were involved. The Site Manager, who was based on site throughout the project, also met regularly with the client.

All contract works were completed to the manufacturers’ specifications and gained 20-year insurance-backed guarantees. KRL carried out works to a consistently high level, KPIs were met, and KRL showed excellent ability to achieve cost avoidance as they were willing to work with the client to achieve ever-pressing timescales. Extra variation works, on a regular and sometimes urgent basis, were responded to efficiently and effectively in order to assist with the client’s ever-changing parameters, in addition to the scope of works. KRL were intrinsically involved with design from pre-construction stage and throughout the program. Utilising our breadth of knowledge and experience to solve issues and designed various solutions that alleviated any unnecessary problems, including interface and potentially high-cost implications.

During projects, there are often issues or instances that require quick thinking. At Fairfield, there was a gap between two buildings which they intended on placing a £10,000 piece of equipment in, and then came to the realisation this would cause damage to the unit. We helped them by construction a timber roof which was insulated and watertight to protect the equipment, in time for it to be installed. There was also an issue with another subcontractor’s safety on site, and KRL alleviated the risk through installing a Mansafe system to all seventeen roof areas. There were members of the public and other trades on site at times during the renovations, as well as other trades. During these times, Kingsley personnel followed all H&S protocol and kept disruption to a minimum whilst adhering to all safeguarding principles. We abided by all restricted areas and separation routes and ensured all staff were made aware of site changes and relevant H&S information. All tasks were fully risk assessed and KRL operatives followed site-specific RAMS to ensure safety on site, working under Kingsley’s strict H&S Policy and procedures. Vinci have stated they would happily extend our contract or use us again, and rated us 8/10 on the likelihood they would recommend us, as well as for the quality of service we provided and our ability to work with them to achieve cost avoidance during the contract period without affecting quality. They rated us 9/10 for our ability to carry out urgent or additional works as required at short notice, and a 7/10 for meeting KPIs and customer satisfaction. This highlights our ability to change and adapt to the clients’ needs.
