St Marylebone School

Kingsley Roofing (London) Ltd were approached by managing agents 3BM to undertake a refurbishment project on St Marylebone school due to the existing roof system failing. Langley was appointed to carry out an extensive roof condition survey to investigate the roof issues the school was experiencing. The survey discovered water ingress issues, that deemed the existing system insufficient. On top of the existing system was an artificial grass pitch that had to be removed and a re-roof was specified. Kingsley Roofing acted as Principal Contractor on this project with 3BM as the Contract Administrator, working directly for the school. The strip up of the existing insulation brought the biggest issue with the existing insulation being bedded into bitumen. This inevitably caused problems for the contractor team as the insulation broke into small pieces. Following the consultation of a  structural engineer and other relevant parties Kingsley Roofing utilised the use of a small excavator. This allowed for a more efficient way to remove the insulation and leave a better surface on which to install the system.

Once the original system was removed, the pitch needed to finish flush with the surrounding pavements, this resulted in issues with the upstands. Working collaboratively, Langley and Kingsley Roofing created a solution that allowed the integrity of the waterproofing system to remain and for the guarantee to still stand. The upstand detailing was finished with Langley Pararapide detailing coat with mortar sand and quartz to provide a slip inhibiting finish. Being that the project was in a busy central London location with very limited off-road space and access, it caused logistical challenges. Deliveries of materials and skips therefore had to be arranged and coordinated effectively to ensure the project ran smoothly. Kingsley Roofing’s team expertly handled this and no major issues or delays arose as a result.

The teams involved had very tight schedule in which to complete the works as the project had to be completed over the school’s summer holidays. Summer schools were still operational and therefore appropriate checks (including DBS) and certification was essential. Alongside elements such as access routes and emergency escape routes had to be carefully considered when setting the site up. Any issues that arose were dealt with effectively and in a timely manner by Kingsley Roofing’s contract management team and despite several setbacks including the bedded insulation the project was completed on time and in budget. The works were completed to a high standard and the use of the MUGA (multi use grass area surface) pitch was ready by the end of the summer holidays for the pupils return. The client was not only pleased with the finished works, they had peace of mind knowing their new roof was insurance-backed with a guarantee of 20 years covering the materials, design and workmanship.
